Imagination Farms Community Association

TO: ALL REALTORS & INDIVIDUALS SELLING PROPERTIES IN IMAGINATION FARMS

Please note the following policies with regard to the sale of homes in our community. Failure to abide by these policies will result in denial of guest entry privileges and/or fines levied against the residence.

 

Gaining entry into the community:

Residents:  Please inform our management company that you are selling your home. They will put it on a list at the guardhouse to prevent confusion to guests and agents. All appointments to view a home for sale must be made through the Homeowner or their listing agent. Listing agents will receive a renewable 60-day pass to expedite their entry. Agents are not permitted to use a resident’s transponder. Listing agents must notify the guardhouse of the name of and approximate time when the home is to be shown by another agent. Realtors calling resident agents to gain access without having a pre-arranged showing of a listing will be denied entry.

Signs:

Our documents state (Page 26, (ac)) that no signs are permitted on any Lot or portion of our community. Such signs are subject to removal by the Association without notice to the Owner. A sign advertising a home for sale is permitted on the lot itself, in a size not to exceed one and one-half square feet. Please do not place 'House for Sale' or 'Open House' signs in the entrance or other sections of our community.

Open Houses:

Our Homeowners have approved and our Association supports our policy of no open houses. This is for security reasons. We cannot permit access to our community to persons that may never intend to see the home for sale. Potential buyers will not be granted open entry. The guards will not just let drivers in who say they are 'going to the open house'. An owner or realtor may show the house for sale by appointment. All potential buyers will need to show identification and have their tag numbers recorded by the guard.

Closing:

Our management company, Century Management Services Inc., can provide you with the estoppels and lien information you require. We also provide a 'welcome' kit for new residents explaining all Imagination Farms policies and procedures, please request one at or before the time of closing. Resident gate entry transponders are not transferable; they are deactivated when a home is sold. To reactivate or acquire a transponder contact Century Management Services.
